What are measurement services?

Measurement services are just what they sound like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed layout based on what you need. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and sometimes essential when challenging property taxes or selling a property.

How do floorplan services work?

During a measurement or floorplan service, a certified appraiser takes measurements of the home or property with a measuring tool — either a tape or laser measuring device. As they tour the house, they observe the layout of the rooms and other features, like stairs, hallways, and fireplaces. They might sketch out the property. Then, the appraiser develops a report and a more detailed sketch showing the total living area and the general layout of the home. The completed report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are floorplan services required?

Property taxes

Tax records often reflect incorrect square footage because the values can come from many sources, and sometimes go unverified — which means you may be paying for more space than you actually own! Unless a certified appraiser has performed a recent evaluation or measurement service on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a measurement service before disputing what you're taxed. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Selling your home

A measurement service can ensure that you're paid a fair price for your home. Square footage is one of the most important elements potential buyers look for when purchasing a home — but since square footage values are frequently estimated rather than properly measured, your home listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the selling price of the home as well as the number of potential buyers. The only reliable method of using an accurate GLA when listing your home is to reference a recent appraisal or home measurement service carried out by a certified appraiser (after any remodeling that might have affected square footage).

Material for real estate professionals

To ensure that your client's property closes at a price that accurately reflects market value, we recommend asking for a measurement of the property. Clients, and especially potential buyers, will be grateful for your scrupulousness, and you can be certain that the GLA on your client's listing is a true representation of their home. A floorplan can also be a wonderful marketing tactic for getting potential buyers interested since they can review the layout and attributes of the home before and after touring.
